How To Maintain Your Air Conditioning

As with your car, your home air conditioning system needs regular maintenance to ensure it keeps running at its most efficient. Air conditioning units are built tough to endure the extremes of the weather. However, just like a car, if you don't keep them clean once a month, and professionally serviced once in a while, they can be prone to breakdown.

An unmaintained air conditioner will lose approximately 5% of its rated performance for each year it is left unmaintained. Just like a car, it is best to pay a little once a year for a professional service rather than wait for it to break down and require expensive repairs.

What You Can Do

There are some quick and easy things you can do yourself to keep your air conditioner running at its best. It is highly recommended that you turn off your system whilst maintaining it for safety reasons.

Firstly, remove any leaves, plastic bags and other obstructions to the airflow and vents of the outdoor unit. Then use a clean paint brush to remove dust build-up on the indoor and outdoor air vents. It is recommended that you do this before cleaning the air filters on the indoor unit.

Once you have removed any dust build-up, give your air conditioning unit a wipe down with a damp cloth once a month both indoors and outdoors, to prevent dirt build-up. A mild spray detergent applied to the cloth will help remove any stubborn marks.

Don't forget to clean your air filters as well. Simply rinse them on both sides under a tap, or with the shower head, until all of the dust and dirt has been removed. Blocked air filters reduce the airflow through your air conditioner and can severely affect its performance and efficiency. The filters aren't just to keep your air clean and healthy, they also protect your system by preventing dust and dirt building up on the heat exchanging coils.

A good tip for once you have cleaned your air filters is to spray them with a nice smelling gentle disinfectant. This will kill any bacteria and other allergens which have survived washing, and will leave your home smelling nice and fresh.

If you follow these basic maintenance guidelines once a month, and get your system serviced by a professional once yearly, you can look forward to many years of trouble free comfort from your air conditioner.

Professional Servicing

A professional service includes checking over all the mechanical and moving parts, and requires requires specialist tools and equipment. As part of a comprehensive maintenance, your service technician will test the electrical control circuits and power supply, and check for loose electrical connections. They will also test the electrical components to ensure they are working correctly and identify any potential problems.

Your service engineer will also check the refrigerant charge and pressures. The correct refrigerant charge is essential to your air conditioner working correctly. Checking for refrigerant leaks is an important part of keeping your system operating at its best.

Whilst performing a full service on your air conditioning, the engineer will also clean and sanitise the heat exchanging coils on the units. This will improve the efficiency of the system by allowing much better heat transfer. If there are signs of corrosion on the outdoor unit, the engineer should also treat the rust spots and touch up the paintwork to prevent the rust from spreading.
